Most of these have an answer on your project pages. The rest, such as this month's offer or which units are still unsold, belong with your sales team, and the bot can say so and take the buyer's details.
Give it the price sheet you already publish
Upload the sheet as CSV, one row per configuration, so each row can be found on its own.

A sample price sheet for a fictional project. When prices change, upload the new sheet and remove the old one, so the bot never sees two prices for the same flat.
The bot is told never to invent prices. So it should not work out an all-inclusive figure, add up stamp duty or guess at a discount. When a buyer asks for the final cost, it should say that sales will share a cost sheet. Check this in the test chat with your own questions.

Budget and timeline were lead questions the developer set. The bot asked them in the flow of the chat, saved the answers with the lead, declined the investment question, and did not promise a time for the call.
Check your brochure before you rely on it
Brochures are designed to be looked at. The bot reads text-based PDFs, but many brochures put their text inside images.
- Upload the PDF and open the source. If it says no readable text was found, the text is in images and the bot cannot use it.
- Each document can be up to 5 MB. For a heavy brochure, upload a lighter export or just the specification pages.
- Floor plans and master layouts are pictures, so the bot cannot describe them. Put carpet areas and room sizes in the price sheet or a text source.
- Amenities, specifications and location details work well as a short text source in your own words.
- If a buyer asks for the brochure, the bot can point to the page where it can be downloaded. It does not email files.
Five questions that tell a browser from a buyer

You can set up to five questions like these. With lead generation as the goal, the bot asks for contact details and your questions early, one or two at a time, and saves the lead as soon as it has a phone number or email. Each lead lands in LuckPanda CRM with a follow-up task, and on the paid plan your sales team gets an email.
The bot does not score or rank buyers. Your team reads the answers and decides who to call first.
What it will not say or do
- It gives no investment advice and makes no claim about returns, rent or future prices.
- It gives no legal or regulatory assurance about RERA registration, approvals or title. Add those words as handoff topics so a person answers.
- It does not know which units are unsold unless you connect a read-only API that returns live inventory.
- It does not schedule site visits, hold a unit or take a booking amount. It takes the request; your team does the rest.
- Prices are only as current as your last upload or re-crawl. It does not re-read your site on a schedule.
Questions
Will it quote a price we have not published?
It is told never to invent prices and to answer from your sources. If your sheet says ₹78,00,000 onwards, that is what it should say. Test it with real buyer questions before you go live, because no chatbot can promise it is never wrong.
Can it book a site visit?
No. It takes the request with a name, phone number and preferred day, and your team confirms. It does not connect to a calendar.
Can it say whether the project is RERA registered?
We suggest you add RERA as a handoff topic, so every such question goes to your team. Without that, the bot can only repeat what your pages say, such as a registration number you publish. It gives no legal or regulatory assurance.
Can it answer NRI buyers in other time zones?
Yes. It answers at any hour, in the language the buyer writes in. Set your sales team's hours and time zone so it tells the buyer when a person will reply.
